How do you correctly create a light map in such a way that it fits according to the texture?

You need to use a 3D modeling program like Blender to build your scene with lights and textures and then you can make a lightmap with Blender.
After your scene is ready, you can export it to some format like Collada (dae) that contains all the lightmaps information,
and then you can use Prefab3D to convert the Collada to AWD.
You can also use Away Builder for final modifications.

After you add the lightmap in Blender, it will add a secondary u,v to your model's vertices,
Then, in the Cyberix3D editor, when you choose the lightmap for your model, it will apply the lightmap texture with the secondary u,v information from your model.
When you import the DAE file in Prefab it will import it without the textures, but you can add the textures, including the lightmap texture, later in the Cyberix3D editor.
Another way is to edit the AWD in AwayBuilder and add the textures + lightmaps in there, and then you have a ready model.
